About PrivateStay
PrivateStay.club is a private directory operated by IDL HUB Ltd., a company incorporated in England and Wales. It allows property owners to create private booking pages and share them with people they know and trust.
PrivateStay is not a lettings agent, not a public marketplace, and not a payment intermediary. It is a private platform: property pages are not publicly listed or searchable and are shared by their owners with the people they choose. By using PrivateStay you agree to these Terms of Service (“Terms”).
Nature of Stays — Short-Term and Holiday Use Only
All stays facilitated through PrivateStay are for short-term holiday or temporary accommodation purposes only. By using PrivateStay — whether as a property owner or a guest — you confirm that:
- No stay creates a residential tenancy, assured shorthold tenancy, or any long-term occupancy right under any applicable law, including but not limited to the UK Renters’ Rights Act 2025, the Housing Acts 1988/2004, or equivalent legislation in EU member states.
- Stays are for temporary accommodation only and do not confer any right to occupy the property beyond the agreed dates.
- Property owners are responsible for ensuring that their listing and any stay complies with local planning regulations, short-term rental licensing requirements, leasehold restrictions, and applicable tax obligations in their jurisdiction.
- Guests are responsible for leaving the property at the agreed check-out time and for complying with the house rules set by the owner.
Payments Between Guests and Owners
PrivateStay does not process, hold, receive, or guarantee any payments between guests and property owners. All financial arrangements — including deposits, rent, and refunds — are made directly between the guest and the property owner.
PrivateStay is not responsible for any payment dispute, loss, or failure to pay. Guests and owners are solely responsible for their own financial arrangements and should agree payment terms in advance.
Currency conversion. Property prices are set by owners in their chosen currency. PrivateStay may display equivalent amounts in other currencies (for example euros or US dollars), converted using the European Central Bank’s daily reference rate. Where the owner has not enabled payment in a displayed currency, such amounts are indicative estimates onlyand the payment is made in the property’s currency. Where the owner has enabled payment in a currency and the guest chooses to pay in it, the converted amount shown at the time of the booking request becomes the agreed payment amount between guest and owner (refreshed at the current rate if the owner confirms more than 7 days later, adjusted if the dates change, and in all cases subject to the final total the owner confirms on acceptance). PrivateStay only calculates and displays these amounts; it is not a party to the payment and does not provide currency exchange services.
Separately from any stay payment, property owners may choose to pay PrivateStay a subscription fee for access to paid features (Plus-Owner, Pro-Owner or Portfolio-Owner). Those subscription terms are set out in Section 4.
Subscriptions and Billing (Plus-Owner, Pro-Owner and Portfolio-Owner Plans)
PrivateStay offers property owners three optional paid subscriptions (“Plus”, “Pro” and “Portfolio”) that unlock additional features. The core platform remains usable without a subscription. Subscription payments are processed by Stripe; we never receive or store your card details.
- Founding phase — commitment before billing: during the founding phase you may upgrade by securely saving a payment method with Stripe. You are not charged at that time. Billing begins only when our payment system launches; we will email you at least 30 days, 7 days and 1 day before the first charge, and you may cancel at any time before then, in which case your card is never charged. Founding members’ prices are locked for the lifetime of their subscription and will not increase. Founding prices apply to the Plus and Pro plan prices only; the Portfolio plan and additional-property slots are always billed at the standard rates.
- Billing cycle: paid plans are billed annually in advance in the currency shown at checkout. Unless you cancel, your subscription renews automatically at the end of each term and the payment method on file is charged for the next term.
- Additional properties (Pro plan): the Pro plan includes 3 properties. You may purchase up to 2 additional property slots at the price shown in your dashboard, billed annually on the same subscription. When you add a slot mid-term, the first charge is prorated to the remainder of your current billing year and invoiced immediately; the exact amount is shown before you confirm. Additional-property slots are removed automatically when you upgrade to Portfolio, which includes up to 10 properties.
- Plan changes: you can switch between paid plans at any time. During the founding phase (before billing starts) changes are free and take effect immediately. Once billing is live, upgrades (including Pro to Portfolio) take effect immediately: unused time on your current plan is credited automatically and the prorated difference is invoiced right away, with the amount shown before you confirm. Downgrades take effect at the end of your current billing period, and your billing settings will show the exact date and the amount of your next bill. Downgrading never deletes your data; you simply cannot add anything beyond your new plan’s limits.
- How to cancel: you can cancel at any time from your dashboard (Subscription & Billing), which opens the Stripe billing portal. Cancellation stops future renewals; you keep your paid features until the end of the period you have already paid for, after which your account reverts to the free features.
- Refunds: except where required by law or expressly stated here, subscription fees are non-refundable and we do not provide partial refunds for unused time after a term has begun.
- Consumer cancellation right (14 days): if you are a consumer, you have a statutory right to cancel a newly purchased subscription within 14 days. If you ask us to make Pro features available during that period, you acknowledge that (a) the service begins immediately, and (b) once it has been fully supplied you lose the 14-day cancellation right. Where the service is only partly supplied when you cancel within the 14 days, we will refund you, less an amount proportionate to what has already been provided.
- Price changes: we may change subscription prices from time to time. We will give you at least 30 days’ notice before a new price applies to your renewal, and you may cancel before it takes effect if you do not accept it.
- Taxes: prices are shown at checkout and may be stated exclusive or inclusive of VAT or other applicable taxes as indicated there.
Owner Responsibilities
By listing a property on PrivateStay, you confirm that:
- You are the legal owner of the property, or have the lawful right to sub-let or share it for short-term stays.
- Your property is offered for short-term holiday use only and you will not use PrivateStay to create residential tenancies.
- You will comply with all applicable local laws, including short-term rental registration requirements (including EU Regulation 2024/1028 in EU member states), planning restrictions, leasehold terms, and tax obligations.
- You will keep your listing information accurate and up to date.
- You are responsible for the safety and condition of your property during any stay.
- You will not list properties you do not have the right to let.
- You acknowledge that, where required for compliance with EU Regulation 2024/1028 or equivalent local short-term rental reporting obligations, PrivateStay maintains a permanent anonymised booking activity log. This log records only non-personal statistics: a property identifier and slug, the property country, any short-term rental registration or licence number on record for that property, the check-in and check-out dates, the number of nights, and the number of guests. It contains no guest names, contact details, or any other information that identifies a guest, and is used solely for regulatory reporting purposes.
Guest Responsibilities
By making a booking request on PrivateStay, you confirm that:
- You are booking a short-term holiday stay only and do not intend to establish any tenancy or long-term occupancy rights.
- You will comply with the property owner’s house rules and check-out on the agreed date.
- You will treat the property with care and respect.
- You will make payment directly to the property owner under the terms agreed with them.
User Content, Conduct and Acceptable Use
“User Content” means anything you submit to the platform — including messages, photos, GIFs, property descriptions, reviews, broadcast emails, and private notes.
Ownership and licence. You keep ownership of your User Content. You grant IDL HUB Ltd. a non-exclusive, worldwide, royalty-free licence to host, store, reproduce, and display your User Content solely for the purpose of operating and providing the platform to you and the users you share it with. This licence ends when you delete the content or your account, except for (a) content you have already shared with other users, such as messages already sent, and (b) content we are required to retain by law.
Your responsibility.You are responsible for your User Content and confirm that you have the rights to submit it and that it does not infringe anyone else’s rights or break the law.
Acceptable use. You must not use the platform to:
- post or send content that is unlawful, defamatory, harassing, hateful, threatening, obscene, or deliberately misleading;
- infringe the intellectual property, privacy, or other rights of any person;
- send spam, chain messages, or unsolicited marketing, or otherwise misuse the messaging or broadcast features;
- upload malware or attempt to gain unauthorised access to, scrape, overload, or disrupt the platform or its security;
- impersonate any person or misrepresent your affiliation with anyone; or
- use the platform for anything other than genuine short-term stays and their arrangement.
Owner broadcasts. Owners who use messaging or broadcast features must comply with applicable marketing and data-protection laws — including only contacting followers who have not opted out — and must not send spam or unlawful content.
Moderation. We are not obliged to monitor User Content, but we may review, remove, or restrict access to any content, and suspend or terminate any account, where we reasonably believe it breaches these Terms or the law. Where practical and lawful, we will let you know if we take such action against your content or account.
Reviews
Guests may leave a review of a stay they have completed. Reviews must be honest, based on your own genuine experience, and lawful. Property owners may publicly reply to reviews of their property.
We may remove a review that breaches these Terms — for example, one that is false, defamatory, abusive, or that discloses the personal data of a third party. We do not alter the substance of genuine reviews to make a property appear better or worse. Reviews reflect the views of the reviewer and not of IDL HUB Ltd.
Analytics and Visitor Visibility
PrivateStay collects analytics events to help property owners understand how their private pages are performing. As a property owner, you will see aggregate statistics including page views, follow requests, and bookings.
As a guest or follower: if you are logged in to your PrivateStay account when you visit a property page, your visit will be recorded and may be visible to the property owner if they are subscribed to the Pro or Portfolio plan. Specifically, the property owner may see your name, the date of your most recent visit, and the number of times you have visited their property page. Anonymous (not logged-in) visitors are tracked only by a hashed, non-reversible IP address that cannot identify you personally.

Platform Access and Eligibility
PrivateStay is available to users aged 18 and over. Guest access to individual properties is granted at the sole discretion of the property owner and may be revoked at any time.
IDL HUB Ltd. reserves the right to suspend or terminate any account that violates these Terms or that is used in a manner inconsistent with the short-term, private nature of the platform.
Intellectual Property
The PrivateStay platform — including its software, design, layout, and the “PrivateStay” name and logo — is owned by IDL HUB Ltd. and protected by intellectual property laws. Nothing in these Terms transfers any of those rights to you. You may not copy, modify, reverse-engineer, or create derivative works from the platform except as expressly permitted by law or by us in writing.
Disclaimer of Warranties
The platform is provided on an “as is” and “as available” basis. We do not warrant that it will be uninterrupted, timely, error-free, or secure, or that any defects will be corrected. We do not vet, inspect, or guarantee any property, owner, guest, listing, review, or the accuracy of any content on the platform.
To the fullest extent permitted by law, we exclude all implied warranties, terms, and conditions. Nothing in this section affects your statutory rights as a consumer that cannot be excluded or limited by law.
Limitation of Liability
PrivateStay is a technology platform that connects property owners with guests they already know. We do not vet, inspect, or endorse any property, owner, or guest. To the maximum extent permitted by law:
- IDL HUB Ltd. is not liable for any loss, damage, injury, or dispute arising from a stay.
- IDL HUB Ltd. is not liable for any payment dispute between guests and owners.
- IDL HUB Ltd. is not responsible for any failure by an owner to comply with local short-term rental regulations.
- Our total liability to you for any claim arising from use of the platform shall not exceed the amount you paid to IDL HUB Ltd. in the twelve months preceding the claim.
Nothing in these Terms excludes liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded by law.
Indemnification
You agree to indemnify and hold harmless IDL HUB Ltd. against reasonable claims, losses, and costs it incurs arising from your breach of these Terms, your User Content, your use of the platform, or your failure to comply with applicable laws — including short-term rental, tax, and data-protection obligations.
This obligation does not apply to the extent that a loss results from our own negligence or breach, and nothing in this section requires you, as a consumer, to indemnify us beyond what is permitted by law.
Governing Law
These Terms are governed by the laws of England and Wales. Any disputes arising from these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
If you are a consumer resident in an EU member state, you may also have rights under the laws of your country of residence that cannot be excluded by a choice of law clause.
Changes to These Terms
We may update these Terms from time to time. We will notify registered users by email and by displaying a notice in the platform when material changes are made. Continued use of PrivateStay after such notification constitutes acceptance of the updated Terms.
